Net margin is net income as a share of revenue. Free cash flow is cash from operations minus capital spending. Return on equity is net income as a share of shareholders' equity. Market cap is the last closing share price times the latest diluted share count, so it is approximate. P/E is the last close divided by diluted earnings per share over the last four quarters, or the latest fiscal year where the quarters aren't available; there is none when the company made a loss.

Charts show fiscal years, from the 10-K filings.

What Easterly Government Properties does

Easterly Government Properties is a real estate investment trust, or REIT, that owns and manages office and other commercial buildings leased to US government agencies. It focuses on buildings that agencies use for essential work. It earns rent from them, either directly or through the US General Services Administration (GSA), the federal agency that leases space for the government. It says it gets about 90% of its revenue this way.

At the end of 2025 it wholly owned 93 operating properties and held ten more through an unconsolidated joint venture. Its leases with federal agencies typically run for initial terms of ten to 20 years. It also builds and renovates properties to suit the needs of tenant agencies, and it earns a construction management fee for this work.

It aims to add properties by buying and developing them, and it is looking at buildings leased to state and local governments as well. It runs its business through an operating partnership, in which it is the sole general partner.

Its biggest risks, as it describes them

  • Depending on the US government and its agencies for almost all of its revenue.
  • Being unable to renew leases or re-lease space on good terms as leases expire.
  • Leases that let a tenant agency leave before the lease ends and stop paying rent.
  • Government shutdowns and budget cuts or impasses.
  • Risks in developing and redeveloping properties for tenant agencies.

Net debt to EBITDA is debt minus cash, divided by operating income before depreciation and amortization: roughly how many years of those earnings the net debt equals. Debt to equity is debt as a multiple of shareholders' equity. Interest coverage is operating income divided by interest expense. The current ratio is current assets over current liabilities; the quick ratio leaves out inventory.

Cash flow

Free cash flow is cash from operations minus capital expenditure. The SEC's structured data for Easterly Government Properties' filings doesn't give both for any year, so free cash flow is left out.

Stock-based compensation and buybacks
US$ billions, fiscal years. Shares paid to employees (stock-based compensation, a cost that uses no cash) against cash spent buying shares back. Buybacks that only match it leave the share count roughly where it was.
