Operating margin is operating income as a share of revenue. Free cash flow is cash from operations minus capital spending. Return on equity is net income as a share of shareholders' equity. Market cap is the last closing share price times the latest diluted share count, so it is approximate. P/E is the last close divided by diluted earnings per share over the last four quarters, or the latest fiscal year where the quarters aren't available; there is none when the company made a loss.

About these figures. In fiscal 2025 the SEC's structured data shows assets that differ from liabilities plus equity by more than 3%, so total liabilities may be incomplete.

Charts show fiscal years, from the 10-K filings.

What SL Green Realty does

SL Green is a real estate investment trust, or REIT, a company that owns property and passes most of its income on to shareholders. It owns, manages, develops and finances commercial real estate, mostly office buildings, in the New York area and mainly in midtown Manhattan.

It makes money mainly by leasing space to tenants. At the end of 2025 its core portfolio held 44 properties, including 26 Manhattan office buildings, 5 Manhattan retail properties, 6 suburban office buildings and 2 residential buildings, plus 5 development or redevelopment properties. It also held 5 properties in what it calls its Alternative Strategy Portfolio. It owns some of these properties directly and some through joint ventures with partners, and it manages two buildings owned by others.

Five properties, One Vanderbilt Avenue, 11 Madison Avenue, 420 Lexington Avenue, 1515 Broadway and 245 Park Avenue, brought in 36.6% of its annualized cash rent. The company says it faces strong competition for tenants, based on rent, location, lease terms and the condition of the building. It was formed in 1997 and runs its operations through an operating partnership.

Its biggest risks, as it describes them

  • Weaker demand for office space in New York, especially midtown Manhattan.
  • Being unable to renew leases or find new tenants as leases expire.
  • Heavy reliance on a few buildings for a large part of its rent.
  • Strong competition from other owners for tenants.
  • Cost and delays on development projects that are still under construction.

Open-market purchases and sales by officers, directors and 10% owners, from their Form 4 filings with the SEC: one row per person, day and filing, at the day's average price. Grants, option exercises and shares withheld for tax aren't counted. Insiders buy and sell for many reasons, such as taxes, spreading their savings or a plan set up months earlier, so a trade on its own says little about where a company is heading. Piotroski F-score: how many of nine simple tests of profitability, funding and efficiency the company passed in the year (Piotroski, 2000); 8 or 9 is strong, 0 to 2 weak. Rule of 40: revenue growth plus free cash flow margin; software investors treat 40% or more as the bar. Altman Z'': working capital, retained earnings, operating income and equity weighed against assets and liabilities (Altman, 1995); Altman puts above 2.6 in the safe zone and below 1.1 in the distress zone. Accruals ratio: net income minus cash from operations, over average total assets; lower means profit is backed by cash.
